## Default answer

Example with the default inputs (Home price $1,200,000.00, Down payment $240,000.00, Interest rate 6.75%, Loan term (years) 30, Property tax (per year) 1.1%, Home insurance (per year) $3,600.00, HOA dues (per month) $0.00): A $960,000.00 jumbo loan at 6.75% over 30 years costs $7,626.54 a month, of which $6,226.54 is principal and interest.

| limitNote | Conforming loan limit | How the loan compares with the 2026 limits for a one-unit property. |

## Method

Loan L = price − down payment; principal and interest = L × r ÷ (1 − (1 + r)^−n), with r the rate ÷ 12 and n the months, or L ÷ n at 0%; tax, insurance and HOA dues are added. L is compared with the FHFA 2026 limits.

## Assumptions

- The limits are for one-unit properties. FHFA sets higher limits for two to four units.
- The page does not look up your county. Check your county’s limit on the FHFA website.
- The rate is fixed, payments are monthly, and tax, insurance and HOA dues stay the same.
- Mortgage insurance and closing costs are not included. Jumbo lenders set their own down payment and insurance rules.

## FAQ

### What is a jumbo loan?

A home loan above the conforming loan limit that FHFA sets each year for the county. For a one-unit property in 2026, the baseline limit in most of the United States is $832,750.

### What are the 2026 limits in high-cost areas?

The ceiling for high-cost counties is $1,249,125, which is 150% of the baseline. In Alaska, Hawaii, Guam and the U.S. Virgin Islands, the baseline is $1,249,125 and the ceiling is $1,873,675.

### How is a jumbo loan payment calculated?

It uses the same formula as any fixed-rate mortgage: L × r ÷ (1 − (1 + r)^−n). $960,000 at 6.75% over 30 years is $6,226.54 of principal and interest a month. Tax, insurance and HOA dues are added.

### Is a loan exactly at the limit a jumbo loan?

No. A loan of exactly $832,750 is at the limit, so it conforms. A jumbo loan is above the limit.

### Does this page know my county’s limit?

No. It compares your loan with the national figures, so a loan between $832,750 and $1,249,125 may or may not be jumbo where you live. FHFA publishes the limit for each county.

### Why does this page leave out mortgage insurance?

FHA and VA figures and the PMI rules on the mortgage calculator are for other loan types, and jumbo lenders set their own rules. If your lender charges mortgage insurance, add it to the monthly payment.
