## Default answer

Example with the default inputs (Moving in or out? Move in, Monthly rent $1,500.00, Move date October 5, 2026) on the example date Monday, October 5, 2026: Moving on October 5, 2026 with a monthly rent of $1,500.00, you pay $1,306.45 for 27 of the 31 days in the month.

## Inputs

| Key | Label | Description |
| --- | --- | --- |
| move | Moving in or out? | Whether you move in (you pay from the move date to the end of the month) or move out. |
| rent | Monthly rent | The full rent for one month. |
| date | Move date | The day you move in or out. It counts as a day you live there. |

## Outputs

| Key | Label | Description |
| --- | --- | --- |
| prorated | Prorated rent | The rent for the days you live there this month: daily rate × days. |
| days | Days charged | Move in: the move date to the end of the month. Move out: the 1st to the move date. Both ends count. |
| monthDays | Days in the month | How many days the move month has (28 to 31). |
| daily | Daily rate | The monthly rent divided by the days in the move month. |
| rest | Rest of the month | The part of the monthly rent for the days you do not live there: rent − prorated rent. |

## Method

Prorated rent = monthly rent ÷ days in the move month × days charged. Move in: days charged = days in the month − move day + 1. Move out: days charged = the move day.

## Assumptions

- The daily rate uses the actual days in the move month (28, 29, 30 or 31), as in HUD Handbook 4350.3.
- The move date counts as a day you live there, for moving in and for moving out.
- Rent is due on the 1st of each month. Leases that use a 30-day or 365-day year give slightly different amounts.

## Worked examples

1. move = in, rent = $2,000.00, date = 2026-02-10 gives prorated = $1,357.14, days = 19, monthDays = 28.
2. move = in, rent = $1,500.00, date = 2026-09-15 gives prorated = $800.00, days = 16, monthDays = 30, daily = $50.00, rest = $700.00. Source: HUD Handbook 4350.3 Appendix 4-E method.
3. move = out, rent = $1,500.00, date = 2026-09-15 gives prorated = $750.00, days = 15.
4. move = in, rent = $2,000.00, date = 2028-02-10 gives prorated = $1,379.31, days = 20, monthDays = 29.
5. move = out, rent = $1,200.00, date = 2026-01-31 gives prorated = $1,200.00, days = 31, rest = $0.00.

## FAQ

### What is prorated rent?

Prorated rent is a partial rent payment calculated for the portion of a month that a tenant occupies a rental property. It's commonly used when tenants move in or move out mid-month.

### How is prorated rent calculated?

Prorated rent is calculated by dividing the monthly rent by the number of days in the month to get a daily rate, then multiplying by the number of days the tenant will occupy the property.

### When is prorated rent used?

Prorated rent is typically used when tenants move in or move out on dates other than the first or last day of the month. This ensures fair payment for partial month occupancy.

### What's the difference between move-in and move-out proration?

For move-in: you pay for the remaining days in the month from your move-in date. For move-out: you pay for the days you occupied the property up to your move-out date.

### Is prorated rent required by law?

Prorated rent requirements vary by state and local laws. Many jurisdictions require landlords to prorate rent for partial month occupancy, but specific rules depend on your location.

### How do I handle prorated rent in my lease agreement?

Include specific language about prorated rent in your lease agreement, specifying how it will be calculated and when it's due. This helps avoid disputes between landlords and tenants.

### What if my move date is on the first or last day of the month?

If you move in on the first day of the month, you typically pay the full month's rent. If you move out on the last day of the month, you also pay the full month's rent.

### How do I calculate prorated rent for a leap year?

The calculator uses the actual number of days in each month, including February 29th in leap years. For example, $2,000 rent from February 10, 2028 (a 29-day February) is $2,000 ÷ 29 × 20 = $1,379.31.
