How to calculate
Computes the monthly payment on a jumbo home loan with property tax, insurance and HOA dues, and compares the loan with the FHFA conforming loan limits for 2026.
Example with the default inputs (Home price $1,200,000.00, Down payment $240,000.00, Interest rate 6.75%, Loan term (years) 30, Property tax (per year) 1.1%, Home insurance (per year) $3,600.00, HOA dues (per month) $0.00): A $960,000.00 jumbo loan at 6.75% over 30 years costs $7,626.54 a month, of which $6,226.54 is principal and interest.
Method: Loan L = price − down payment; principal and interest = L × r ÷ (1 − (1 + r)^−n), with r the rate ÷ 12 and n the months, or L ÷ n at 0%; tax, insurance and HOA dues are added. L is compared with the FHFA 2026 limits.
- The limits are for one-unit properties. FHFA sets higher limits for two to four units.
- The page does not look up your county. Check your county’s limit on the FHFA website.
- The rate is fixed, payments are monthly, and tax, insurance and HOA dues stay the same.
- Mortgage insurance and closing costs are not included. Jumbo lenders set their own down payment and insurance rules.

How it works
This is the mortgage calculator’s payment, for a loan with no mortgage insurance and no upfront fee. With price V, down payment D, yearly rate j (percent) and Y years:
- Loan amount L = V − D. A down payment of the whole price or more gives no answer, with the message "The down payment covers the whole price, so there is no loan."
- Loan-to-value = L ÷ V × 100.
- r = j ÷ 1,200 and n = 12 × Y. Principal and interest P = L × r ÷ (1 − (1 + r)^−n), or L ÷ n at 0%.
- Property tax = tax percent × V ÷ 1,200. Home insurance = yearly premium ÷ 12. HOA dues are the monthly amount typed.
- Monthly payment = P + property tax + home insurance + HOA dues.
- Total interest = P × n − L, or 0 at 0%. Total cost = D + monthly payment × n.
- Above the baseline limit by = L − 832,750, or 0 when L is at or under it.
Conforming loan limit compares L exactly with the 2026 limits. A loan at a limit is not above it. The exact text is:
- L at most $832,750: "This loan is at or under the 2026 baseline limit of $832,750, so it is not a jumbo loan in any county."
- L above $832,750, at most $1,249,125: "This loan is above the 2026 baseline limit of $832,750, so it is a jumbo loan in most counties. High-cost counties have limits up to $1,249,125."
- L above $1,249,125, at most $1,873,675: "This loan is above the 2026 ceiling of $1,249,125, so it is a jumbo loan in every county outside Alaska, Hawaii, Guam and the U.S. Virgin Islands, where limits go up to $1,873,675."
- L above $1,873,675: "This loan is above every 2026 limit, up to $1,873,675, so it is a jumbo loan in every county."
Rules
- Price $1,000 to $1 billion; down payment $0 to $1 billion; rate 0% to 30%; term 1 to 40 whole years; tax 0% to 10%; insurance $0 to $1 million a year; HOA dues $0 to $100,000 a month.
- Left empty, tax, insurance and HOA dues count as 0.
- The loan, tax, insurance, loan-to-value and limit comparison are exact on the decimals as typed. Money shows to the cent, rounded half up.
When the data is out of date
The limits are FHFA’s for 2026. FHFA sets new values each year, usually in late November. After December 31, 2026 the calculator keeps using these limits, and the result says "Uses the 2026 FHFA conforming loan limits".
Worked examples by hand
$1,200,000 home, $240,000 down, 6.75% over 30 years, 1.1% tax, $3,600 of insurance. L = $960,000 (LTV 80%), P = $6,226.54. Tax is $1,100 and insurance $300, so the monthly payment is $7,626.54. Interest is $1,281,555.02 and the total cost is $2,985,555.02. L is $127,250 above the baseline.
$2,000,000 home, $500,000 down, 7% over 15 years, 1% tax, $6,000 of insurance, $200 of HOA dues. L = $1,500,000, P = $13,482.42, tax $1,666.67, insurance $500, so the monthly payment is $15,849.09. L is above the $1,249,125 ceiling.
$2,400,000 home, $500,000 down, 6.5% over 30 years. L = $1,900,000, P = $12,009.29. L is above every limit.
$1,040,000 home, $207,250 down. L = $832,750, exactly the baseline, so it is not above it: $0 over.
$1,000,000 home, $200,000 down, 0% over 20 years. P = 800,000 ÷ 240 = $3,333.33; interest $0; total cost $1,000,000.
Other questions people ask
What is a jumbo loan?
A home loan above the conforming loan limit that FHFA sets each year for the county. For a one-unit property in 2026, the baseline limit in most of the United States is $832,750.
What are the 2026 limits in high-cost areas?
The ceiling for high-cost counties is $1,249,125, which is 150% of the baseline. In Alaska, Hawaii, Guam and the U.S. Virgin Islands, the baseline is $1,249,125 and the ceiling is $1,873,675.
How is a jumbo loan payment calculated?
It uses the same formula as any fixed-rate mortgage: L × r ÷ (1 − (1 + r)^−n). $960,000 at 6.75% over 30 years is $6,226.54 of principal and interest a month. Tax, insurance and HOA dues are added.
Is a loan exactly at the limit a jumbo loan?
No. A loan of exactly $832,750 is at the limit, so it conforms. A jumbo loan is above the limit.
Does this page know my county’s limit?
No. It compares your loan with the national figures, so a loan between $832,750 and $1,249,125 may or may not be jumbo where you live. FHFA publishes the limit for each county.
Why does this page leave out mortgage insurance?
FHA and VA figures and the PMI rules on the mortgage calculator are for other loan types, and jumbo lenders set their own rules. If your lender charges mortgage insurance, add it to the monthly payment.
